All but four apartments in the development have been rented already.

Long slog,” developer Bill Beard joked after Mayor Gene Maxwell cut the ribbon Thursday at the Marketplace & Main development in downtown Hopkins. “We probably have the record for the most extensions.” The Beard Group’s mixed-use development at Seventh Avenue and Mainstreet certainly faced its share of hurdles. But just a couple months after first welcoming renters, it has nearly filled all its units. The building has just four units left for rent—an occupancy rate well in excess of 90 percent. Downtown Hopkins' newest addition will see its first tenants in September.
City staff and Hopkins City Council members were given a tour of the soon-to-open Marketplace and Main mixed-use development yesterday evening, previewing the four-story housing and retail space located at the corner of Mainstreet and 7th Avenue North. Following project delays the development broke ground in July 2011; developers expect renters to begin moving in on Sept. 15. The Marketplace and Main development had originally planned to include seven newly-built townhomes on the northeast corner of Mainstreet and 7th Avenue North, adjacent to the apartment building; developers said that part of the project has been put on indefinite hold due to a variety of factors, including concerns about too much construction noise occurring at one …

Move-ins will start July 2012.
The long-planned Marketplace & Main project is at last accepting reservations for its 53 high-end apartment units—with the first move-ins scheduled for July 2012. Marketplace & Main, a mixed-use project by the development firm The Beard Group, has been delayed throughout its planning process. Most recently, backlogs at the U.S. Department of Housing and Urban Development held the project back. But the developers broke ground in July and have steadily been progressing with construction—as evidenced by the sizable hole at the corner of Seventh Avenue and Mainstreet. HUD, FHA mandated that Hopkins change Marketplace & Main agreements.
The long-delayed Marketplace & Main project faced yet another hurdle this week—this time from federal mandates on contract language that City Council members thought were irrational. “It’s because they have a regulation," said Councilman Bruce Rowan. "Whether it’s logical or not, it doesn’t matter.
